Business Manager, Property OperationsÂ
The Business Manager, Property Operations plays a critical role in supporting regional property portfolios by driving operational efficiency, financial performance, and compliance. This role partners closely with regional and site leadership to oversee key operational functions including occupancy management, maintenance oversight, financial controls, and regulatory compliance, ensuring consistent execution of Asset Living standards and client expectations. *Must reside in Reno, Nevada
Essential Duties & Responsibilities
Occupancy ManagementÂ
Support resident retention strategies and renewal workflowsÂ
Address resident concerns and escalations in a timely and professional mannerÂ
Oversee tenant-based voucher administration and related compliance requirements
Property Maintenance OversightÂ
Monitor maintenance follow-up, service quality, and resident satisfactionÂ
Partner with site teams to ensure timely completion of work orders and preventive maintenanceÂ
Financial Management
Oversee delinquency, collections, and rent recovery effortsÂ
Ensure compliance with jurisdictional timelines for move-outs and chargesÂ
Track and report capital expenditures in alignment with approved budgetsÂ
Oversee invoice processing, including PO-to-invoice matching and vendor payment workflowsÂ
Manage vendor invoice receipt and coordination with Accounts PayableÂ
Compliance & LegalÂ
Ensure adherence to federal, state, and local regulations, as well as Asset Living policiesÂ
Support legal processes related to lease enforcement, evictions, and resident disputesÂ
Coordinate with attorneys and internal stakeholders while ensuring jurisdictional complianceÂ
Portfolio Performance & Collaboration
Partner with Regional Portfolio Managers, Community Managers, and Leasing teams to drive portfolio KPIsÂ
Analyze operational and financial data to identify trends, risks, and improvement opportunitiesÂ
Support consistent execution of Asset Living operational standards across assigned properties
Education & Experience
High school diploma or equivalent required; Bachelorâ™s degree in Business Administration, Real Estate, Property Management, or a related field preferredÂ
Minimum of three (3) years of experience in multifamily property management, operations, or asset management
Proficiency with property management systems such as Yardi, RealPage, MRI, or similar platforms
Strong working knowledge of Microsoft Office Suite and Google Workspace tools
Demonstrated understanding of leasing operations, financial management, and regulatory complianceÂ
Strong written and verbal communication skills; bilingual (Spanish/English) preferredÂ

This compensation range is specific to the state and includes the range of factors considered in making compensation decisions including but not limited to skill sets; experience and training; certifications; etc. We would not anticipate that the individual hired into this role would be near the top end of the compensation range, but that decision will be dependent on the facts associated with each specific individualâ™s relevant experience for the role. â¯A reasonable estimate of the range is $50,000.00-$58,000.00.
