Job Summary: Dallas based role that is critical to the execution of the company’s Texas investment strategy. The Director will source, underwrite, negotiate, verify and close on targeted acquisition and development opportunities. They will also manage the sale process of certain properties identified for disposition by the investment committee.
Responsibilities:
Screen potential acquisitions to determine strategic compliance and likelihood of success by reviewing the offering materials, preparing a preliminary underwriting model and discussing with the seller or its broker.
Identify, acquire, and initiate initial development processes of infill land sites.
Successfully develop and maintain a network of brokers and other professionals to source potential acquisition opportunities, ensure the broker community presents all offerings that meet Meritex’ acquisition criteria, and to develop strong market intelligence within assigned geographic territory.
Travel regionally (primarily Dallas and Houston) to make site visits to potential acquisitions and target markets. Conduct property tours as appropriate.
Using ARGUS – AE software, develop analysis that is accurate, complete and based on appropriate research assumptions and that reflects a thorough understanding of the acquisition opportunity, the appropriateness of the project concept to Meritex’ acquisition criteria, key risk factors and valuation criteria.
Provide supervision, guidance and training of Analytical staff in remote HQ location.
Present recommendations to the corporate investment committee and/or potential JV partners clearly and concisely.
Secure letters of intent for properties approved by the investment committee.
Negotiate deal terms that optimize property returns.
Manage the due diligence process and team in coordination with the Due Diligence Coordinator by overseeing third parties and vendors including brokers, architects, environmental firms, engineering firms, attorneys, other consultants, JV partners (as appropriate).
Manage the closing and post-closing process in coordination with the Due Diligence coordinator to ensure a smooth and successful transition to operations.
Other duties as assigned.
Education/Skills/Experience/Qualities:
Bachelor’s degree, preferably in finance, real estate, accounting or engineering.
At least eight (8) to fifteen (15) years of experience in real estate leasing, acquisitions and/or development.
Strong knowledge of computer modeling techniques and valuation software products (ARGUS - AE).
Excellent quantitative skills and expertise with Excel spreadsheets/modeling skills.
Experience and proven track record sourcing investment opportunities directly or indirectly via private investors and/or investment brokers.
Experience in the development or redevelopment of industrial assets.
Proven track record of leveraging broker communities.
Solid experience and a strong understanding of industrial/warehouse buildings and building systems.
Demonstrated organizational skills with keen attention to detail.
Outstanding business/finance skills.
Excellent communication and negotiation skills, along with a confident business style.
Ability to manage and mentor other professionals.
Entrepreneurial, resourceful and hands-on. Capacity to play both strategic and tactical roles.
Ability to travel up to 30% of the time (primarily in TX and periodically to the home office in MN).
